Commercial Leases: What You Should Know Before You Sign

 
A commercial real estate lease is a rental agreement that allows a business to rent commercial space from a landlord. Commercial leases come in three main forms, including full service leases, net leases, and modified gross leases. Terms to a commercial lease usually dictate the length of lease, renewal options, rent (including allowable increases), termination of the lease, insurance requirements, and the process for maintenance and repair on the premises. An attorney can help guide you through the process of identifying, negotiating, and signing a commercial lease and help you understand the parameters or terms of the lease, such as the amount of rent, the length of the lease and the configuration of the physical space.
